
The question we get most is "what does a hangar cost?", and the honest answer is that the question is incomplete. A hangar is not a commodity with one specification, and a price per square metre is a misleading number unless it comes with a statement of what it includes. This article explains the items that produce the gap between two quotations, so you compare on a sound basis instead of picking the cheapest and then discovering what sat outside the scope.
Note: The figures and ranges here are common in practice and are not a substitute for an accredited structural calculation. Every project needs a design signed by a structural engineer under the building code in force at its location.
1. Why do quotations differ so widely?
Because they describe different scopes of work while looking alike on paper. One quotation includes foundations, civil works, insulation and a heavy protection system; another covers the steel structure alone with a single primer coat — and the difference between them is not excess margin, it is a different building.
Three main sources of divergence: steel tonnage arising from different load values, the level of cladding and insulation, and the scope boundaries — where the quotation starts and where it stops. All three are comparable if you ask about them explicitly.
2. How much does a steel hangar weigh, and what does that cost?
Estimated structural weight is the most direct indicator of the material you are paying for. And because it is, it is also the easiest item to cut in a way that looks clever and is in fact dangerous.
What legitimately raises tonnage: a larger clear span, greater height, higher wind or snow loads, an overhead crane, and wider frame spacing. What lowers it illegitimately: adopting load values below reality, cutting back bracing members, or reducing section thickness without recalculating.
Ask the quotation for: steel grade and specification, estimated structural weight in tonnes, and frame spacing. If a supplier will not give you the estimated tonnage, you do not know what you are buying.
From our projects: the Sham View sales hall — 1,200 m² at a 30 m clear span and 5 m eaves height. Structural steel came to 49 tonnes in the design study and 42 tonnes as built, after section optimisation. That 14% gap is a real figure worth asking any supplier about.
3. Which design code applies, and what load values are used?
This item looks purely technical and is in fact financial. A sound design combines dead loads (structure, cladding, insulation, suspended services), live loads, wind load, snow load in cold regions, seismic loads, and crane loads where they exist.
Wind load deserves particular attention in this building type: a steel building is light with a large surface, and negative uplift pressure on the roof can be more critical than downward loads. A design wind speed a few metres per second lower reduces tonnage noticeably — and reduces safety with it.
Ask: which code was adopted, what design wind speed was used, and what snow load was taken if the site is in a cold region. Compare those values between quotations before you compare prices.
4. How much do cladding and insulation cost?
This item determines running cost, not just build cost. There are three basic options: single metal sheets, the cheapest, suited to non-sensitive storage and canopies, offering negligible thermal performance; composite (sandwich) panels, which combine finish and insulation in a single installation step; and a double-skin system with site-applied insulation, flexible on thickness but demanding careful vapour-barrier work.
The price gap between a single-sheet building and an insulated composite-panel one is large, but it is recovered in heating and cooling cost if the building is occupied or stores temperature-sensitive goods. If it is a warehouse for non-sensitive materials, paying for insulation you do not need is waste.
Ask about the insulant type and its thickness, not merely about "sandwich panels" — performance varies fundamentally with type, thickness, and the quality of the interlock between panels.
5. What does a corrosion protection system cost?
An item that gets cut often because its effect does not show in year one. The protection system is chosen for the site environment: multi-coat paint systems with appropriate surface preparation in ordinary environments, and galvanising or heavy-duty coating systems in coastal and industrial ones.
And the decisive point is not the paint but what lies beneath it: surface preparation is half the life of the protection. An excellent coating over an unprepared surface fails early, while an average coating over a well-prepared one lasts longer. Ask about the surface preparation grade, the number of coats, and the total dry film thickness.
6. Foundations and civil works: inside the scope or outside it?
The largest source of surprises in the final invoice. A steel structure is relatively light, but its bases take concentrated forces — chiefly uplift tension under wind, and horizontal forces at frame bases. Foundation design therefore cannot be copied across from another building, and its cost cannot be estimated before a soil investigation.
Ask explicitly: does the quotation include the soil investigation? The foundations? The concrete floor slab, its thickness and reinforcement? Site levelling and paving? Drainage around the building? Every one of these is easily left out of scope and returns later as unbudgeted cost.
7. Which items usually get left out of a quotation?
- Doors and openings: personnel and truck doors, ventilation openings, natural lighting. Their positions affect how stiffening members are distributed, and their cost is not small.
- Gutters and drainage: a small-cost item whose neglect is the most common source of leaks.
- Shipping, offloading and lifting: especially on remote sites or where manoeuvring space is tight.
- Site touch-up of coatings: every point scratched or welded on site needs treatment.
- The project file at handover: as-built drawings, mill certificates, inspection reports.
- Complementary services: electrics, lighting, security systems and infrastructure — usually commissioned after handover through a separate contractor at higher cost.
8. How do you compare two quotations item by item?
Put the quotations in a table and compare these rows rather than the totals:
- Steel grade and specification, and estimated tonnage.
- Design code, design wind speed, and adopted snow load.
- Structural system and frame spacing.
- Clear dimensions: clear span, length, and clear height.
- Cladding type, and insulant type and thickness.
- Protection system: surface preparation grade, number of coats, dry film thickness.
- Foundations, floor slab and civil works: inside or outside the scope.
- Doors, openings and gutters.
- Schedule, acceptance items, and the project file.
- Warranty: what it covers and for how long.
Filling in that table usually reveals that the "expensive" quotation includes items the "cheap" one adds later at a higher price — or does not add, and the building pays for it.
